As the all-new Buick Envision begins arriving at dealers, a manufacturer incentive bulletin reveals that the redesigned luxury crossover can be extremely expensive to lease. While the vehicle will undoubtedly arrive late to the party, bargain hunters may find it worth waiting just a little bit longer before bringing one home.

To start, the 2021 Envision is listed at $309 for 36 months with $5,529 due at signing. That's based on an MSRP of $36,995 for the mid-tier Essence trim and an allowance of 10,000 miles per year. The offer translates to an effective cost of $463/month before taxes & fees, which is a surprisingly lousy value for the money.

Believe it or not, that's $60/month more expensive than the brand's featured lease on the larger Enclave. The 2021 Enclave Essence is listed at $379 for 36 months with $869 at signing, or $403/month. That could be somewhat shocking to shoppers considering the fact that the Enclave's MSRP is $6,200 more expensive.

You could actually step up to a $45,000 Cadillac for a mere $14/month more. According to the brand's website, you can lease a 2021 XT5 Luxury (MSRP $44,990) from as little as $379 for 39 months with $3,839 at signing ($477/month). Having said all of that, we think there's a pretty important catch worth knowing about.

Like most GM leases, the prices above include loyalty discounts not everyone will be eligible for. In the case of the offer on the new Envision, that's a $500 incentive you may find yourself having to offset with a higher amount due at signing. Without it, the SUV's effective cost to lease rises as high as $477/month.

For reference, the 2020 Acura MDX (MSRP $45,525) can have an effective cost as low as $462/month when coming from a competing brand and is one of the best leases on a luxury SUV. While the Envision does benefit from an interest rate of 1.2%, the lack of factory lease cash makes it a costly vehicle to lease.

If you're set on an Envision, you may want to wait. There are no rebates or APR deals to speak of, a jarring prospect since the Enclave features 0% APR for 72 months plus $2,000 in down payment assistance. Perhaps it's no surprise that Buick isn't even bothering to advertise the Envision lease on its website.

Current Buick offers end on February 1, 2021. Stay tuned for updates to our special Presidents' Day deal coverage early next month.
