Nissan's newest SUV, the 2022 Pathfinder, is launching with as much as a $2,000 discount, a lease deal, and 0% financing in some parts of the country. However, a closer look finds that there are some downsides worth knowing about.

According to dealer incentive bulletins, the redesigned Pathfinder is arriving with up to a $2,000 lease incentive here in California. In Los Angeles, the all-wheel-drive Pathfinder S is listed at $319 for 36 months with $2,659 due at signing.

With an effective cost of $393/month, we consider this a surprisingly good deal given the SUV's MSRP of $37,105 with destination. That's significantly cheaper than a Toyota Highlander L (MSRP $36,597), which has an effective cost of $436.

Sadly, not all shoppers will be eligible for the $2,000 discount because offers vary by region. In Chicago, we're seeing just a $1,000 incentive. Current offers in places like Atlanta, New York City, and Orlando feature no such deal whatsoever.

Having said that, NMAC is offering 0% financing in most parts of the country, though only for up to 36 months. There's also a 60-month option at 0.9%. It's also worth noting that promotional financing can get you $500 in Special APR Cash.

At the moment, it appears that Pathfinder incentives heavily favor buying over leasing outside California. In contrast, 2020 Pathfinders feature up to a $5,000 national dealer cash incentive that ranks as one of the brand's largest discounts.

We think a $2,000 discount could make the Pathfinder quite appealing at this early stage. While deals could improve in the months ahead, Nissan incentives have been pretty conservative amid an ongoing inventory shortage and may be difficult to predict.

Editor's Note: There is no 2021 model year Pathfinder since Nissan decided to skip it altogether. The 2022 Pathfinder is on sale and beginning to arrive at dealers.
